The plan at a glance

Brand

Story Above Media (storyabove.com, still free on Oct 25). "Story" is a floor of a building and a story you tell. Backup name: Rising Story Media.

Structure

One North Carolina , owned 100% by you. Skyline work is invoiced through it.

The edge

3 photos in 15 minutes, the full gallery the same night (), books and comp cards next day. A written policy.

The constraint

Raleigh's zoning code bars clients from visiting a home business (). Edit at home; shoot on location or in rented studio hours.

How it earns more

The : a client books one shoot and leaves with everything that shoot can feed, made overnight by your agent pipeline.

Safety net

Skyline proposals and date nights stay the base income and the portfolio while the new lines start.

Launch order (revised after the Reddit and drone research)
  1. Proposals. Skyline at its current price, plus your own Story Above proposal kit at $700-1,000 for downtown night and rooftop spots.
  2. Realtor kit, $300-450. Photos, , listing page and flyer in 24 hours. Add + (+$125-175), then drone once you hold .
  3. Headshots, single and corporate, "no AI".
  4. Fresh-photo monthly plan for downtown businesses ($149-249), plus photos + website for clients you've already shot.
  5. Creators and models, with as an add-on.

The pipeline behind every shoot

ingest → → grade → tag & face-detect → recipes → review → deliver

One recipe per output: gallery, web page, print PDF, social sizes, reels, Google photos. AI selects, crops, orders and lays out. It never invents people, rooms or food, and you approve every kit. The client approves every word of drafted text.

The memory scan

A family leaving a home gets three things: a walkable 3D of it, a printed keepsake book of the house, and a short fly-through video. The home might be a parents' or grandparents' house being sold, a downsize, or a much-loved home. It's all built from your photos plus the family's old ones. Nothing is generated.

Is the demand real?

Yes, but it's small and emotional. People on Reddit keep asking how to scan a home "before we sell", and one wrote "I want it to be something I can re visit 30, 40 years from now." Most plan to do it themselves with a phone, though. Only a few mention money.

Does anyone sell it?

No business was found, in Raleigh or nationally, that sells a memory scan plus a keepsake book. The niche is open, but that may be because demand is thin.

Who buys

Adult children (about 30-60) clearing a parent's house, parents downsizing as a gift to their kids, and long-time owners of a much-loved home. Siblings often split the cost (GUESS).

Who refers

Senior move managers first, then estate-sale companies, listing agents buying a seller's gift (closing gifts run $50-300), and estate attorneys. Grief programs only as a listed resource, never as a sales channel.

Price anchors: Raleigh Matterport tours $150-400 (quick, empty-house jobs, not keepsakes); pro splat capture "$500-5,000+"; a house-history report $975; in-home family sessions $600-900; pro albums $300-975. Partner offers (GUESS): a $295 gift voucher agents can buy for their sellers, 10% referral to move managers and estate-sale firms, and an "estate documentation" set for attorneys at $750-1,200.

Built to last 20 years

  • Promise the files, not the link. No web link lasts 20 years on its own.
  • The family keeps a printed book, a plain MP4 video, offline viewer files that open with a double-click, and open-format masters: .ply, and .glb, the format approved by Khronos, the group behind the glTF 3D standard.
  • Two USB drives, plus a card telling them to copy the drive every 5 years, as the Library of Congress advises.
  • Private hosting on Story Above's site for at least 10 years. It costs about a cent per house per month.

Rules for this product

  • The right signatures: the owner signs. For an estate in NC, the heirs may control the house, so get the executor's signature and the heirs' written OK.
  • Before capture: walk through with the family and put away mail, documents, medicines, keys, the safe, firearms, the alarm panel and jewellery.
  • No people in the 3D passes. Process on your own PC only, never in a cloud app. "Your home never leaves our studio."
  • No generative fixes: no AI "fixers", AI staging or inpainting. Gaps stay gaps or get trimmed away.
  • No pressure selling and no outreach to grieving families. Offer a refundable deposit if the sale falls through.

Pilot plan, 6-8 weeks

  1. Paperwork, one evening: a one-page consent form, the "how this was made, no generative AI" paragraph, and the tool licence log.
  2. Your own place, weeks 1-2: capture each room with Z6III stills, 4K video passes and iPhone video. Time every step. Process it, export it, make a 20-page draft book, and test on old phones. Pass if it works on phones with no holes in the main rooms.
  3. One willing friend's or relative's furnished home, weeks 3-5: ideally someone actually moving. Written consent from every owner. Deliver the Walkthrough tier at cost (about $230) for honest feedback, and ask, "If a stranger had quoted this, what would have felt fair?"
  4. Market test, weeks 5-8: a "Keep the house" page priced "from $950". Show it to 3 senior move managers, 2 estate-sale firms and 3 listing agents. Success is one paid booking or two partners asking for cards within 4 weeks. If neither happens, keep it as a small realtor-kit add-on.

The biggest risks: thin demand, the 20-year promise, privacy, family conflict over estates, the "AI" label (explain plainly that a splat is computed from photos), and time (a furnished 3-4 bedroom house is a full day on site). The full research, with sources, is in notes/findings_memory-scan_2026-10-25.md.

Rules and guardrails

Business and tax

  • LLC: $125 to file, $200 a year. No Raleigh business licence tax.
  • NC taxes photos and video, including digital delivery. Register with NCDOR before the first Story Above sale.
  • No client visits at home (). Check the HOA declaration too.
  • Confirm the LLC, tax and HOA points with an NC CPA or attorney. None of this is legal advice.

Trust and AI

  • No AI-generated people, faces, rooms or food. Light retouching only.
  • Put delivery dates and clear deposit terms in every contract. An NC wedding photography business was sued by the Attorney General over about $750K taken with no refunds.
  • No self-promotion on photographer subreddits, and no cold calls about anyone's Google listing (that's the common scam script).
  • Only commercially licensed AI models in anything you sell. Log each licence in the repo.

Drones (NC and FAA)

  • A certificate before any paid flight. NC dropped its own permit in Dec 2024.
  • You must see the drone the whole flight (), one drone at a time, even on a .
  • $5,000 per published photo of a person taken without consent (G.S. 15A-300.1). Get the seller's written OK to take off.
  • No flying within 500 ft of the downtown jail or Central Prison, and none near Carter-Finley on NC State game days ().
  • Don't sell measured maps or measured 3D models. In NC that counts as unlicensed surveying.

Audio and consent

  • NC needs only one party's consent to record. Clip the mic on the person proposing, who is your client ().
  • A mic hidden in the décor picks up strangers, so get the venue's OK and keep only the audio around the ask.
  • Never use a customer's photos in marketing without a signed release.
